This is the question I was asked the other day. So I called up an expired listing (a homeowner whose home expired off market unsold) and talked to this guy for a bit. He shared with me that his home will be going back on the market with a different Realtor. I said great, I can let my buyers know that, then I asked who the Realtor was, maybe we've worked with them before. He said that he hasn't even told him yet. Then I said, how do you know that he will say yes to taking your listing? He may not for some reason. The guy then said "why would a Realtor do that?"
So there are several reasons why a Realtor may not even take on marketing a property for sale. If the seller wants a price that we know will be so far out of the ballpark and buyers won't even look at it, we suggest the price we know it will sell for. lf not, then we move on. That's really the main reason. Other reasons could be our personalities clashing, how about wanting us to be at every showing, those are some instances where that can happen.
Overall though, pricing is of the utmost importance. If the seller is truly motivated, they will take the Realtor's suggestion of the price and their home will sell. We see this each and every day. Anyway, if you have any questions, reach out! We'll answer anything you want to know. 678-628-KATE
